Spectacular stands of Aspens and Ponderosa, sweeping valleys and breathtaking views are all included in the 5,200 acres we call South-T-Bar. Some of us are lucky enough to call this home. |
Overview
| South T-Bar Ranch is a gated multi-use community located far from the hustle and bustle of city life. We are ten miles from the nearest paved road, yet all parcels have access to electricity and phone service. Our great roads provide year-round access. South T-Bar comprises over 100 parcels, at least 35 acres each, about 10 of which are occupied by full-time residents. Protective covenants maintain our property values with minimal restrictions, and a grazing lease keeps our property taxes low. | ![]() |
Views
| Your drive through South-T-Bar will wind past unique rock outcroppings, thick aspen groves and towering Ponderosa Pines. The views vary from the majestic Pikes Peak to the local mountains surrounding the ranch. Higher elevations provide a picture perfect view of the Sangre de Cristo mountain range and the Wet Mountain Valley. Sprinkle these vistas with a variety of wild life and you have a setting right out of Outdoor Life. |

Wildlife
| The critters, like everything else on this ranch, come in a wide assortment. Elk, mule deer, antelope, bear, mountain lion, lynx, bobcat, coyote, turkey, eagles, hawks, prairie dogs and badgers all share this abundant land we call South-T-Bar. | ![]() |
BLM Access
| As if that isn’t enough, there are two access points to thousands of acres of BLM property. Even if your property does not adjoin BLM, as a property owner you can use these two access points to explore the wonders of Devil’s Hole (also known as Big Hole and Echo Canyon). |
Weather
| Two minor mountain passes help create the changing landscape and influence the local weather. Snowfall and rainfall vary greatly from one part of the ranch to another. The same can be said for wind and temperature. South T-Bar is located in Colorado’s “banana belt” and does not experience some of the weather extremes found elsewhere in the state. |
Roads
![]() | One of the defining characteristics of any mountain community is its accessibility. Our road contractor does a phenomenal job of assuring that people on the ranch have good access to their homes and properties during the snow months. With the exception of a few days following severe blizzard conditions, the entire ranch is always accessible. And since we are in the “banana belt”, those severe blizzards are not all that frequent. |
Local Attractions
| Speaking of accessibility, we are 2 hours from the Colorado Springs Airport and 3 hours from the Denver International Airport. If you need some excitement nearby, the Arkansas River provides fishing and white water rafting. The river is within 30 minutes of the ranch. If you prefer a lake to play on, 11 mile reservoir is just 30 minutes to the north. Monarch ski area (some of the best powder in the area) is 1 hour to the west and Breckenridge and Keystone are 2.5 hours to the north. Combine that with all the attractions of Cañon City and the Royal Gorge, and you’ll never be bored! | ![]() |
